LONG TERM RENTAL
•Inspect your property for letting purposes and add same to our books.
•Source a suitable tenant.
•Provide written lease for both Landlord and Tenant.
•Prepare Inventory (photographic format) and include same in lease.
•Arrange transfer of services such as ESB, Telephone, Gas etc.
•General terms are one month’s rent in advance and one month’s rent as security deposit.
•Set up a Standing Order for the payment of rent directly into Landlord’s Bank Account. We do not provide a Rent Collection service, as if we were to do so, we would be obliged by legislation to advise the Revenue Commissioners of the rent lodged to our Client’s Account and collected on your behalf.
•We stay involved in the management of the property whilst same is let to the tenant we sourced. In other words, should either Landlord or Tenant have any difficulty with the property or the letting during the term we shall manage same on their behalf
•The fee for this complete service is 10% of the First Years Gross Rent.
•The fee for letting the property only is 6% of the First Years Gross Rent.
The fee for lease renewal thereafter is 5%.
•Inspections during rentals are not included in this fee, however, can be provided at a cost of €50.00 per inspection.
•Should a tenant break a lease, fees are non-refundable and ought to be deducted from the tenant’s deposit.
The above fees are subject to VAT.

We also provide a Source Tenant only service at 6% of the First Years Gross Rent plus VAT.
It will be necessary to insure the property and advise the insurance company that the property will be let, therefore, affording adequate Public Liability Insurance. Menapia Properties cannot be held responsible for any accidents that may occur whilst on your premises.
We are precluded by law since the 1st January, 2009 to let or sell a property unless is has
Building Energy Rating Certificate in place. This certificate will also be required to form
part of the legal contract for sale. There are several Assessors offering this service in the
area and we can arrange to have this carried out for you, if you so wish. The Assessor
that we have been instructing is carrying out the surveys and providing a Certificate
which is valid for 10 years, at a cost of €200.00.
PRIVATE RESIDENTIAL TENANCIES BOARD
It is also advisable to register your tenancy with the Private Residential Tenancies Board as there is a fine of €3,000.00 should you not do so. The fee is € 90.00 per Tenancy.
Menapia Properties also take care of the administration of this requirement on your behalf.
For non-residents, we must register as your agents and collect income tax at source and submit a Tax Return on your behalf. There is an additional fee of €150.00 plus VAT for this service.
